Roofing System Components

Surface Preparation

  1. The surface must be clean, structurally sound, dry and free of any contamination that would inhibit proper adhesion of the roof coating. All roofing surfaces should be cleaned using an approved industrial cleaner, scraping, power sweeping, vacuuming or other means. Care shall be taken to preserve the integrity of the existing asphalt membrane.
  2. On built-up roofs with gravel, the entire roof shall be spudded to as smooth and level a surface as possible. If necessary apply multiple layers of Stretch-Guard 88-75 Underseal and polyester fabric to help level surface.
  3. Any wet areas must be removed. After drying, replace these areas with similar roofing materials, building it up to the height of the surrounding area. After the removed area is completely replaced, seal around the edges with #9277 Caulk and Patch. Then all sealed edges shall be coated with #8875 Underseal and polyester reinforcing fabric as is described in 3.03 E of these recommendations.

Cracks and repairs

  • Repair and reinforce all cracks, splits, voids, holes, and other surface imperfections on the roof substrate flashing areas with Stretch-Guard Caulk & Seal 9277 or Stretch-Guard Underseal 8875.
  • After allowing the sealant or coating to dry (normally at least 24 hours), these areas shall be coated with Stretch-Guard Underseal 8875 applied at the rate of at least 2 gallons per 100 square feet. Polyester reinforcing fabric shall then be embedded in the wet coat of Underseal 8875 with a second coat of Underseal 8875 being immediately applied on top of the fabric, at the rate of at least 1 gallon per 100 square feet.
  • The polyester fabric shall extend 4-6 inches beyond the area in need of repair. Both the first and second coats of Stretch-Guard underseal 8875 shall extend 2 inches beyond the edges of the polyester reinforcing fabric.

Blisters

  • All blisters shall be cut, dried out, re-adhered and sealed with roofing mastic. After allowing sealant to dry, apply the Stretch- Guard Underseal 8875 and polyester reinforcing fabric as described in section 3.02 D above.
  • Seal all HVAC ductwork joints as needed with Stretch-Guard Caulk & Seal 9277 and reinforcing polyester fabric. Coat entire duct assembly with two 50 sq. ft. per coats of Stretch-Guard Cool Life 8840.
  • Reseal around all roof penetrations equipment and with Stretch-Guard Caulk & Seal 9277 (and reinforcing poly fabric as required).
  • All loose seams of existing roof system shall be fastened down and sealed with roofing mastic. Sealant must seal fasteners as well. After allowing sealant to dry (normally at least 24 hours), apply Stretch-Guard Underseal 8875 and polyester reinforcing fabric as described in section 3.02D above.

Valley Areas

  1. In all valley areas, waterways, drain areas or other area where potential water accumulation is a concern, apply Stretch-Guard Underseal 8875 at the rate of 2 gallons per 100 square feet, approximately 46 inches wide.
  2. Immediately embed 40 inch wide polyester reinforcing fabric into the wet coating, with a second coat of Stretch-Guard Underseal 8875 being immediately applied on top of the fabric at the rate of 1 gallon per 100 square feet.
  3. Both the first and second coats shall extend a minimum of 3.4 inches beyond the edges of the polyester reinforcing fabric. In any large valley area multiple widths of fabric should be used, overlapping them a minimum of 3.4 inches so that the coating and fabric extend at least 6-8 inches up above the potential waterline.
  4. Allow coating to dry thoroughly (normally 24 hours), before proceeding to the application of the remainder of the roofing system as described in section 3.03 of this application installation guide specification.

APPLICATION OF ROOF COATING SYSTEM (UNDERSEAL APPLICATION)

The entire roof with the Stretch-Guard Cool Life Coating System consisting of 1 ply of P272 polyester reinforcing fabric and a minimum 6 gallons per 100 square feet of Stretch-Guard Underseal 8875 coating, applied evenly in 4 separate coats, as described below. Total minimum system thickness of 70 mils including polyester fabric.

Stretch-Guard Underseal 8875 & Polyester Reinforcing Fabric

  1. Note often a roll of polyester reinforcing fabric has 1 edge that is thicker than the other. When overlapping fabric, always make sure the thicker edge ends up underneath the fabric overlapping it. Do not overlap with the thicker edge on top of another fabric layer.
  2. Apply Stretch-Guard Underseal 8875 approximately 46 inches wide at the rate of at least 2 gallons per 100 square feet.
  3. Immediately embed 40-inch wide P272 polyester reinforcing fabric onto the wet coating.
  4. Using a roller, apply pressure to the surface of the fabric to ensure good saturation of the fabric by the coating, working out any wrinkles at the same time. Immediately apply a second coat of Stretch-Guard Underseal 8875 over the polyester reinforcing fabric at the rate of at least 1 gallon per 100 square feet.
  5. Continue application, overlapping each 40 inch strip by 3-4 inches each time until the entire roof surface is covered. When overlapping fabric, always add sufficient extra coating between the layers to assure good saturation and adhesion of the layer on top.
  6. The edges of the overlapping fabric should be completely embedded in coating. The Stretch-Guard- Cool Life Roofing System shall extend up any parapet walls high enough so that the edges can be overlapped by a metal cap flashing. Where there is no parapet wall, the system shall be brought to the edges, where it will be overlapped by metal edge flashing. Allow coating to dry (normally 24 hours), before proceeding.
  7. Extend the system to where it would be overlapped by flashing at HVAC units and other detail work. System edges that are not overlapped by flashing shall be sealed with Stretch-Guard Caulk & Seal 9277 and Stretch-Guard/Cool-Life 8840 6-8 inches above the potential waterline.

Stretch-Guard/Cool Life 8840 top coat

  1. After allowing Underseal System to dry, apply 2 separate coats of Stretch-Guard/Cool Life 8840, using a cross hatch pattern over the entire system at the rate of 1 1⁄2 gallons per 100 square feet, per coat. Cut in the coating evenly at all edges, and apply these top coats overall HVAC ductwork and over the top of any parapet walls. Note: Backroll the first coat into all masonry, stucco and concrete walls.
  2. These minimum recommendations for material usage are for ideal conditions. The number of gallons per 100 square feet may need to increase due to uneven application, rough surface texture, wind conditions while spraying, or other variables.
  3. No coating shall be applied if the weather will not allow it to cure (24 hours) prior to exposure to precipitation, dew, or freezing temperatures.

FIELD QUALITY REQUIREMENTS

Manufacturer’s Inspection: Inspection by the coating manufacturer’s representative shall be made to verify the proper installation of the system. (Inspections may be required after the completion of the surface preparation and after the underseal application). Any areas that do not meet the minimum standards for application as specified here-in shall be corrected at the contractor’s expense. Manufacturer’s inspection or verification shall not constitute acceptance of responsibility for any improper application of the material.

CLEANING

Surfaces not intended to receive the Stretch-Guard/Cool Life Roofing System shall be protected during the application of the system. Should this protection not be effective, or not be provided, the respective surfaces shall be restored to their proper conditions by cleaning. Repairing or replacing all debris from completion of work shall be completely removed from the project site.

A-3025 Product Description

This membrane will stretch as the roof expands and contracts due to temperature changes. Designed to resist ponding water, A-3025 Underseal is specified to be used to qualify for the Americrete Roof Coating System Warranty.

Important Application Precautions

  • Apply on a clear, sunny day when temperatures are between 50o and 100oF.
  • Do not apply when the temperature is expected to drop below 50o F within 24 hours.
  • Do not apply under foggy weather conditions.
  • Do not apply if rain is forecast within 24 hours of application.

Coverage

  • Coverage depends upon roof condition and system to be applied.
  • A-3025 Underseal requires a minimum dry film thickness of 14 mils.
  • This mil thickness can be achieved by applying 1 gallon at 50 sq. ft.
  • A badly deteriorated roof will require additional coats of A-3025 Underseal to provide a uniform sealed surface and to seal any pin holes. (See Application Specification Guide.)

Surface Preparation:

Proper roof preparation is essential for a successful coating application.

  1. The roof surface must be clean and free of all loose and oxidized material, dirt, oil, and grease.
  2. Thoroughly and carefully use a power blower or a stiff bristle broom and/or power wash the roof surface. (Do not power wash if the roof has any water leaks.)
  3. Seam tape all cracks, seams, flashings, skylights, vents, etc.including laps on parapets walls using A-3025 Underseal applied at a rate of 50 sq. ft per gallon.
  4. For older roofs and/or roofs with cracking, alligatoring, failing systems and minor leaks use polyester roofing fabric to reinforce the roof system (See System Guide.) An older roof in poor condition may need a new roof.
  5. Each application should be done in one complete step to form one seamless layer over the total area being covered. Some low sloped roofs may require a complete brush application around all the tab edges.
  6. Apply with roller, squeegee, brush or airless spray equipment. If applied by spray, A-3025 Underseal must be back rolled.
  7. Do not thin. Prior to application of A-3025 Underseal, seal all splits, vents, pipes, and seams with polyester seam tape and A-3025 Underseal.

 Poly-Seam Tape Application

  1. Seam tape over ALL joints, cracks, seams, around vents, over flashings, caps, pipes, and skylights, etc. Cracks over 1/16 inch should be cleaned and caulked before reinforcing.
  2. Brush a coat of A-3025 Underseal over the joint or seam.
  3. Roll polyester seam tape into the wet A-3025 Underseal. While still wet, apply another coat of A-3025 Underseal over seam tape completely embedding tape in the coating. Allow drying.
  4. Apply an additional full coat of A-3025 Underseal overall seam tape applications. Allow drying.
    Complete coating the surface at a rate of 1 to 2 gallons per 50 sq. ft to cover and fill in rough surfaces and pinholes.

Poly-Fabric Tape Application

  1. Apply a liberal coat of A-3025 Underseal. While still wet, embed the polyester fabric into the A-3025 Underseal.
  2. Apply a second coat of A- 3025 Underseal to saturate the fabric (2 gallons per 100 sq. ft. is required) It is recommended that another coat of A-3025 Underseal be applied over dried fabric system to smooth the rough surfaces.

Top Coat Application

  1. Apply 2 coats of A-3050 as a finish coat at the rate of 1 gallon per 100 sq. ft.
  2. Apply a third coat if desired.

Heavy Duty Waterproofing System

1. Seam tape application.
2. Apply primer Coat of A-3025 Underseal at 1 gallon per 50 sq. ft.
3. Apply A-3025 Underseal embedded in the polyester fabric with 1-2 additional coats of A-3025 Underseal.
4. Apply 2 coats of A-3050 Top Coat at a rate of 1 gallon per 100 sq. ft.
If products are sprayed, it is recommended that the first coat is back- rolled with a 3⁄4” nap cover.
Always allow proper drying between coats. (See Dry Time for each product.) Always check for proper adhesion prior to application of next coat.

Metal Roofs

  1. Prepare the metal roof by removing all loose material, oil, dirt and flaking rust.
  2. Clean and/or etch. Spot prime all rusted surfaces with a rust converter/DTM Primer.
  3.  Seam tape all seams.
  4.  Apply 1 coat of A-3025 Underseal at a rate of 50 sq. per gallon.
  5. Apply 2 coats of A-3050 Top Coat at a rate of 1-gallon per 100 sq. ft.

Concrete Roofs/Plywood & Walking Decks

  • Use the Americrete Waterproof Walking Deck System for superior durability.

Urethane Foam Roofs

  1. Remove all old delaminating coating.
  2. Broom and blow clean.
  3. Do not open the roof system. Patch old blisters and leave surface intact.
  4. Seam tape and patch all blisters and sump areas with A-3025. Deteriorated foam areas should be coated with 2-3 coats of A-3025. Underseal until smooth.
  5. In areas of standing water apply 2 coats of embedded fabric with A-3025.
  6. Underseal with 2 more coats at a rate of 1 gallon per 50 sq. ft. 7. Apply 2 to 3 coats of A-3050 Top Coat at a rate of 1 gallon per 100sq. ft.

Thinning

  • Thinning is not recommended
  • Drying Time: the Initial cure for 8 hours. Allow 8 hours before applying additional coats. Cool and/or humid weather conditions will slow the drying time.
  • Clean-up: Warm, soapy water is recommended

A-3050 Product Description

  4. It is recommended that another coat of A-3025 Underseal be applied over dried fabric system to smooth the rough surfaces.

Top Coat Application

  • Apply 2 coats of Americrete’s A-3050 Elastomeric Coating as a finish coat at the rate of 1 gallon per 100 sq. ft.
  • Apply a third coat if desired.
  • Fill all cracks and crevices. 
  • DO NOT APPLY OVER MILDEW. A solution of 50% household bleach and 50% water will kill the mildew.

Concrete/Plywood Walking Decks

  • Use the appropriate Americrete Waterproof Deck System for best performance.

Heavy Duty Waterproofing System

  1. Poly-Fabric Seam Tape application. (see instructions)
  2. Apply primer Coat of A-3025 Underseal at 1 gallon per 50 sq. ft.
  3. Apply A-3025 Underseal embedded in the polyester fabric with 1-2 additional coats of A-3025 Underseal.
  4. Apply 2 coats of Americrete’s A-3050 at a rate of 1 gallon per 100 sq. ft.

If products are sprayed, it is recommended that the first coat be back-rolled. Always cross hatch 2nd coat.

Metal Roofs (See Application Specifications)

  1. Prepare the metal roof by removing all loose material. Clean and etch.
  2. Spot prime all rusted surfaces with a rust converter.

  5. Apply 2 coats of A-3050 Americrete’s at 1 gallon per 100 sq. ft.

Urethane Foam Roofs (See Application Specification)

  1. Remove all old delaminating coating and blow clean.
  2. Do not open the roof system.
  3. Seam tape and patch all blisters and sump areas with A-3025 Underseal until the surface is smooth.
  4. Coat with 2-3 coats of A-3025 Underseal until smooth.
  5. In areas of standing water apply 2 coats of embedded fabric with A-3025 Underseal with 2 more coats of A-3025.
  6. Apply 2 to 3 coats of Americrete’s A-3050 at a rate of 1 gallon per 100 sq. ft.

Thinning

  • Thinning is not recommended

Drying Time & Clean-up

  •  The initial cure for 8 hours.
  • Allow 12 hours before applying additional coats.
  • Cool and/or humid weather conditions will slow the drying time. Warm, soapy water is recommended.
  • An older roof in poor condition may need a new roof.
